Why discolored grout is not a cleaning problem
People scrub grout for years before working out why it never comes back. Cement grout is porous and slightly soft, so soil does not sit on top of it – it works down into the surface and stays there. Scrubbing removes what is on the face and takes a little grout with it, which opens the surface further and makes the next round of staining worse. That is the cycle a restoration approach breaks: clean it properly, restore the color, then seal it so nothing soaks in again.
Sealing is the step most people skip, and it is the step that makes the result last. Once the grout is sealed, food, water, oil and dirt stay on the surface where a damp cloth deals with them.
What the job actually involves
Set aside an afternoon rather than an hour, and work in sections rather than trying to do a whole floor at once. Ventilate the room. Do the whole of one area – clean, restore, seal – before moving on, so you are not walking back across work in progress.
The grout has to be genuinely clean and completely dry before sealing. Sealing damp or dirty grout locks the problem in, and the only fix at that point is to start again.
Keeping it that way
Once grout is restored and sealed, maintenance is straightforward: clean with a neutral cleaner rather than anything acidic or bleach based, deal with spills reasonably promptly, and re-seal when water stops beading on the grout lines. The Natural Stone Institute makes the same recommendation about neutral cleaners in its consumer stone care guidance.
Aggressive supermarket grout cleaners are a false economy. They strip sealer, etch any adjacent soft stone, and put you straight back at the start of the cycle.
Grout restoration kit questions we get asked
Will this work on grout that has already been sealed? The old sealer needs to come off first so the restoration reaches the grout itself.
Can I use it on floors and walls? Yes, both, and in showers.
My tile is marble. Use our marble grout kit instead – the standard chemistry is too aggressive for soft stone.
How long before I can use the room? Follow the cure times in the directions; rushing the sealer is the usual cause of a poor result.

I was concerned that I was going to spend a lot of money on products that didn’t work any better than soap and good ol’ elbow grease, but that definitely wasn’t the case. I recently purchased the grout restorer, protector, floor brush and grout restoration kit and cleaned approx 350 sf of kitchen, hall and foyer grout. The restorer worked great with easy clean up and no residue and the brush was perfect for the job.
